Your home will take on average approximately 87 days to go under contract after which it will be anywhere from 45 – 60 days to actually close. There are many actions that need to be completed before your house will close such as, attorney review period ( 3- 5 days); inspections and resolution of inspection issues; 2nd deposits secured; appraisals, title searches, mortgage commitment obtained, final walk thru. A realtor is key to orchestrating that all these steps get done in a timely manner and to your satisfaction. The hard part of a realtor’s job comes after a contract is signed.

I said the average home takes 87 days however a very different scenario can take place if a seller has the courage to price their home at a very competitive price and is ready to do all the necessary steps getting their house into pristine selling condition. Listen to your realtor when they explain what makes a house stand apart from the rest. De-clutter everywhere (closets, counter tops, basements even garages if you have the time), depersonalize your home (take down excess photos, religious items), fresh coat of paint where needed, take out excess furniture (it makes your rooms look smaller) and take a look at your landscaping ( mulch, trim bushes and trees, plant flowers and open your pool if you have one).

If you follow these steps homes are flying off the market and under contract within days and very often over the asking price by tens of thousands of dollars. So spend $1000 to $2,000 to make $20,000 and have your home less time on the market where you must keep it in the most pristine condition.
